What is the Rental Guarantee Program?
It’s a fully managed, end-to-end property delivery model that helps Melbourne landowners convert underused or underperforming land into compliant Specialist Disability Accommodation (SDA) homes – backed by a secure five-year head lease or Co-living Rooming houses with rental guarantees attached.
We are not a referral service. All delivery is orchestrated in-house – from builder and design to finance, compliance, lease activation, and participant placement.

What is the rental guarantee?
The rental guarantee is a structured income arrangement designed to reduce vacancy risk once a project is ready to proceed.
For SDA, it is provided through a head lease of up to five years, formalised after funding approval and contract signing, with income paid under the lease subject to dwelling type and and the level of funding provided to each participant.
For Co-Living, it is based on market-tested room rates set by an independent tenancy manager, with an all-but-one rental guarantee applied once the property is fully furnished.
All guarantees are demand-led, formalised at the appropriate stage, and governed by individual agreement terms and conditions.
What’s the step-by-step process?
- Submit Your Property
Send your land address and Section 32. We review zoning, overlays, constraints, and proximity to transport, hospitals, services, and employment. - Initial Suitability Assessment
We assess whether your site suits SDA, Co-Living / Rooming House, or Dual Income, based on location fundamentals and demand. - Partner Review
Your site is reviewed with the relevant parties:
- SDA: builder + SDA provider panel
- Co-Living: independent tenancy management team
This confirms the most suitable pathway.
- Engagement & Feasibility
If approved, we issue engagement documents and commence concept design, feasibility, and preliminary pricing. We coordinate with your lender, accountant, and legal advisers as required. - Contracts & Formalisation
Once funding is approved and contracts are signed:
- SDA: the project is submitted for final head lease / rental guarantee terms
- Co-Living: room rates are market-tested and the all-but-one guarantee structure is confirmed
- Construction & Compliance
Build proceeds with full oversight. Tenant placement occurs after construction completion and compliance certifications. - Completion & Income Activation
- SDA: income commences under the lease terms
- Co-Living: property is furnished, marketed, and the guarantee activates
8. Ongoing Management
Specialist teams manage marketing, tenant relations, compliance, maintenance, and reporting.
What is the Engagement Fee – and why is it required?
The Engagement Fee secures your position in the program and initiates the formal project setup. It is only issued once your land is assessed as suitable based on builder review, SDA panel assessment, and location alignment.
What it covers:
- Drafting and concept design
- SDA compliance coordination
- Preliminary builder pricing and feasibility
- Head lease submission and pre-approval coordination
- Financial structure review (entity, trust, lending readiness)
Fee amounts:
- $5,500 (inc. GST) – if you already own qualifying land
- $10,000 (inc. GST) – if we are sourcing suitable SDA land for you
This is not a deposit or brokerage fee. It enables our in-house team to prepare your project for contract readiness. No drafting or finance proceeds until this fee is paid.

All-But-One Rental Guarantee (Co-Living)
The All-But-One Rental Guarantee means the market-tested room rate is guaranteed on every room except one, regardless of individual occupancy.
Once the property is fully furnished, if total rental income falls below the guaranteed level, the independent tenancy management team tops up the shortfall in accordance with the agreement.
If the final unguaranteed room is successfully leased, the additional rental income is shared between the tenancy manager and the property owner, aligning incentives and rewarding strong occupancy performance.
Who manages the property?
All properties are managed by independent SDA providers and/or specialist tenancy management teams operating under their own terms and conditions. We carefully vet these providers and introduce you to the team you will be working with, ensuring transparency and informed decision-making. All management arrangements, reporting, and payment terms are agreed directly between you and the appointed management team.
Are these investments suitable for SMSFs?
Yes. We work closely with financial planners and brokers experienced in SMSF lending and compliance.
How long does a project take from start to finish?
Typically:
- 6–9 months for Co-Living projects
